11th Month (Builder Warranty) Inspection
Phase 1: Pre-Pour (Foundation) Inspection
This is a very important part of the phase inspection process, as phase 1 inspections ensure that your new home’s foundation is built properly and can hold up over time.
In this phase, we check the quality of the work of the foundation company. Making sure there are no imperfections in the foundation that could be problematic.
We often catch many issues in this phase that would have been covered up if a phase 1 inspection was not performed ahead of time.
Phase 2: Pre-Drywall (Framing) Inspection
This phase inspection is called a pre-drywall inspection. This is also am important part of the process because this is the stage where the home is ready to get drywall hung that will cover over things – so this is the stage to where we make sure the framing and other aspects of your home are acceptable.
Once insulation, drywall, paint, and other finishes go up, the opportunity to inspect this aspect of your home is gone.

Phase 3: Final Inspection
Phase 3 is called the “Final” inspection. This inspection is performed when the majority of the home has been completed – generally around the time that your builder will want to do a final walk-through.
This is the time to make sure that the processes have been followed properly, and that everything came together. We will ensure that your mechanical systems are working, such as HVAC, plumbing, and electrical.
We will make sure there are no defects or items that are built/installed in a substandard way. This is your opportunity to make sure that the home is built correctly before you finally sign that dotted line.
11th Month (Builder Warranty) Inspection
Most new homes come with a 12-month builder warranty. Even with the first three phases inspections, did something not stand up to use? Are things in need of repair?
Have us return and provide you with what is called an 11th month inspection. Just before your 12-month builder warranty expires, we create a punch-list of items that the builder needs to addres.
With all four inspections, you find an affordable way to make sure that your newly built home is up to par and will last you for many years to come.
